Look for evidence, not a slogan

Ask your agent about comparable sales, days on market, price changes, and seller flexibility for the homes you are considering. National headlines cannot tell you whether a particular seller will negotiate.

Price and payment are different questions

A lower price can still produce a higher payment when borrowing costs rise. Compare taxes, insurance, HOA dues, mortgage insurance, maintenance, and the cash left after closing—not just principal and interest.
